Flooring quotes are per square metre plus the two lines clients forget: the waste allowance (around 10% extra material for cuts and pattern matching) and subfloor preparation. Show both as their own lines and your quote stops looking 'more expensive' than the competitor who hid them.
What a flooring installer quote should include
- Area in m² per room, plus the waste allowance shown as its own line
- Material named — hybrid, laminate, engineered timber, vinyl — with the range or allowance
- Subfloor condition and levelling costs where needed (moisture test results where done)
- Old floor removal and disposal (carpet, tiles, floating floor)
- Underlay, trims, scotia and transition strips
- Stairs priced separately per step
- Your ABN, GST treatment, and quote validity period

Quoting tips from the field
- Show the 10% waste allowance as a visible line — clients accept it when it's labelled as the industry standard, and suspect it when it's buried.
- Check the subfloor before quoting and photograph it. Moisture and out-of-level slabs become variations either way; a tested, priced quote wins the trust.
- Note acclimatisation time for timber and hybrid (usually 48 hours on site). Clients booking you for 'day after delivery' need to know why that's a no.
- Price furniture moving as its own line. It's real labour, and the client can choose to do it themselves and save the money.
Common questions
Do flooring installers charge GST?
If you're registered for GST, show the ex-GST amount, the 10% GST, and the total separately — clients trust a quote they can follow. Once the job is done, the invoice for anything over $82.50 (incl. GST) must be a proper tax invoice showing your ABN.
Why is there a waste allowance on flooring quotes?
Boards have to be cut to fit walls, doorways and patterns — 10% extra material is the industry norm (more for herringbone or diagonal lays). It's shown on the quote so you can see where every metre goes; offcuts belong to you and most installers leave the spare boxes for future repairs.
Supply and install, or lay the client's floor?
Either works — the quote states which. When the installer supplies, the range and price per m² are named so upgrades are a clean variation. When you supply, the quote notes the installer isn't responsible for faulty batches or shortfalls, just the laying.
